The pre-application service allows us to engage with other departments within the Council and external consultees who will provide their professional advice and opinion on your proposal. This ensures that consultees are engaged from the outset and provide you with further clarification on the information which will be required for the formal planning application.
If it is relevant to your pre-application we will automatically consult, inclusive of your fee, the following Council consultees: Environmental Protection, Trees and Landscaping, Building Control, Public Open Space and Housing.
Our external consultees include: Essex County Council Place Services for heritage, ecology and urban design advice, and Essex County Council for advice on sustainable drainage and highways. All of our external consultees provide their own paid for independent pre-application advice, however as part of our integrated service we can work closely with the external consultees you choose (depending on the type and scale of your proposal) on your pre-application for a combined fee as detailed within our pre-application fee page.
All pre-application requests seeking advice from external consultees must include TDC pre-application advice.
We would recommend seeking heritage advice for proposals which include works to a Listed Building.
Please note that when seeking heritage advice for householder alterations and extensions to a Listed Building, including outbuildings within the domestic curtilage, it will be mandatory for Essex County Council Place Services (Heritage).
