Please note that the examples shown below will meet the validation requirements for pre-applications only. Formal planning applications have different local and national validation requirements that must be met to make an application valid. To see these full requirements, please click here.
This should show the application site outlined in red, in order to clearly identify the location of the site.
The plan should ideally be at a scale of 1:1250 or 1:2500 and should show the properties and roads around the site.
Alternatively, for the purposes of pre-applications, a Google Earth image outlining the site boundaries in red may be accepted, providing it is clear.
Example:
This should show the position of the proposed development in relation to the site boundaries and other buildings within the site, as well as roads and adjoining buildings outside the site.
The plan should ideally be at a scale of 1:200 or 1:500. However, a plan that is not to scale may be accepted provided that metric measurements of distances to boundaries are annotated.
Example:
Photos of the Existing site/building(s) will help illustrate what exists on the site without the need for drawings to be provided.
These should ideally be drawn to a scale of 1:50 or 1:100 and should show all sides of the property as proposed that are affected by the proposed development. If it is not possible to provide scaled plans then the plans should be fully annotated in metric measurements, to include the width, depths, height to eaves, height to ridge.
Examples (showing a two-storey side extension):
These should show the proposed floor layout. They should ideally be at a scale of 1:50 or 1:100. If it is not possible to provide scaled plans then the plans should be fully annotated in metric measurements, to include the width and depth.
The window and door openings should be illustrated and the size and positions of these should be consistent with what is shown on the elevation drawings.
Example:
Note: If the proposal relates to an entirely new building/structure then existing floor plans and elevations will not be applicable.
Note: In the event that you consider it is not necessary to submit any sketch plans, please explain the reasoning for this, for example you are seeking an in-principle view of a particular development.
We would like to reassure you that it is not a necessity for you to provide us with architecturally drawn, or even scaled plans, at this stage of the process. We would however request that for us to provide you with the best possible response you include as many metric measurements as possible, for example the distance of the development to site boundaries, the length and width of the proposed, as well as the height to the eaves and the ridge.
The Planning Portal allows you to self-serve (https://interactive.planningportal.co.uk/) to ascertain whether planning permission is required in some instances. By clicking here it allows to you gain information regarding Planning and Building Regulations in connection with Detached Houses, Terraced Houses, Shops and Flats. It also includes Mini Guides to the following most common forms of householder development:
• Conservatory
• Extensions (single storey)
• Extension (two storey)
• Loft Conversion
• Outbuildings
• Porches
